At Angel Housing Services we use our understanding of the national planning system along with our technical expertise to manage the entirety of the planning process on behalf of our clients. Angel Housing Services will take on the financial burden associated with the promotion of the land, at no cost to the landowner.

We will assess the full potential of your site and work towards optimising the potential development of the site whilst considering the Local Authority’s policies and emerging or adopted Local Plans. Our team have all the resources required to achieve this from in-house architects, surveyors and project managers to the specialist planning consultants that we regularly work with.
Our experts will design a strategy that will achieve the highest financial return for our clients by gaining planning permission on their land for residential; commercial or leisure use. Once the planning permission is achieved we will manage the sales and marketing of the site to prospective buyers.
At the final stage of the process and following the planning permission being approved. We will manage the sale of the site on our client’s behalf.
The sale will be approached in one of the following ways; Promotion Agreement – Angel will manage the marketing and disposal of the site to a respected house builder, as your appointed land promoter Angel Housing will receive a pre-agreed share of the sale proceeds for their successful efforts in promoting the site through the planning process and achieving a planning consent. Alternatively, Option Agreement – Angel Housing will purchase the site at an agreed discounted purchase price once the planning permission has been approved. This will enable Angel Housing can control the construction process to guarantee the clients initial aspirations of leaving a lasting legacy behind.
We have been involved in a variety of land promotions and developments, from private individuals gardens to larger parcels of Greenfield or Brownfield land on behalf of a consortium of owners. Britain’s housing shortage means that any site that has access to a road can be developed for housing needs. Occasionally, plots near to major road links can be developed to supply the increasing demand for distribution centres.
There is a huge range of sites that can be developed: agricultural land, country estates, large gardens, paddocks, barns and disused facilities, workshops, offices and so on. If access can be arranged it can be developed.
On Greenfield sites, that are located in a small villages or towns that do not have high densities of residential properties, we would seek a minimum area of 1 acre of land. We do not have an upper limit and are happy to promote larger urban expansions for mixed-use developments.
On Brownfield sites, that are located in built up villages, towns or cities we seek a minimum are of 0.25 acres of land or a property/building that has an internal floor area of over 2,500 sqft.
