Put simply it is the process of obtaining planning permission for a parcel of land to achieve the full potential value.
Homeowners and landowners are often reluctant to sell land knowing that the buyer will benefit from the rise in value of the land that comes with getting planning permission. However, getting that permission is often a complex and always an expensive process.
Land promotion begins with assessing the maximum amount of development that can be achieved on a plot given local council policies. We then go on to develop workable plans with the local council and local stakeholders. We deal with complex negotiations with highways authorities, water boards, utility providers and so on. We can commission the reports on sustainability, environmental, soil condition, access, ecology, archeology and so on that are often required. We have long experience of negotiating Section 106 agreements for contributions to community infrastructure.
Once planning permission is granted, the site will be sold on the open market to ensure the highest value is achieved.

Our founder John Waites has over 35 years of experience designing, building and developing homes and commercial spaces; having held senior executive posts with both construction and property development businesses. He is an accomplished strategist who has successfully led and profitably grown businesses delivering construction, fitout, property development, property sales and marketing and investment. Previous developments that John has orchestrated have been nationally recognised with awards including the ‘2015 Evening Standard Property New Homes Award for Best Family Home £750,000 to £1,500,000’ and ‘2015 WhatHouse Silver for Best House’. John prides himself on his attention to detail which he says was nurtured through his early family influences and experiences during the start of his career at McCann Joinery and studying design in London. This foundation was the catalyst for his consistent delivery of a string of successful projects spanning the last three decades. John has built a reputation of reliably delivering a balance of the highest standards of workmanship and service without compromise and accommodating budget constraints. He has amassed a network of industry peers and longstanding repeat clients. Great determination has been a tool that John has relied on to unlock complicated planning matters. He relishes in the success of achieving consent deemed insurmountable.

Started his professional career in 2002 working as a Carpenter for City Interiors, this role gave him a greater understanding of quality control and an appreciation for the finer details of interior design. As a qualified carpenter and joiner he was exposed to working alongside all trades associated within the construction industry. This experience accumulated over a two year period before he applied it to his role as Site Manager, this managerial position allowed him to gain a complete understanding of controlling; trades, budgets, programmes and project deadlines. In 2010, his venture into residential property development along with his brother they started this company in memory of our mother to provide bespoke turnkey new builds across London and the surrounding counties. He also searched for properties on the open market to turn a profit which involved searching for residential properties that required refurbishment to optimize their potential. Following the search process, he appraised the individual properties to review which would be most viable and return the highest profit margin. Once selected, he would negotiate a purchase price with the existing vendor and associated agent. After successfully purchasing the properties, he implements the skillsets he has acquired through his construction experience to deliver the full refurbishment of the properties, with the features and high level of finish desirable to the intended target market. The final stage of the process involved working closely with local agents to guide the marketing and efficient sale of the properties at the forecasted margin.
